Materials Testing
From time to time, materials that are known to, or that may contain asbestos are discovered during the course of a home inspection. Some typical examples are Vermiculite or Zonolite loose fill insulation in attics, or seam sealing tapes on older furnace ducts. In many cases, the materials, if left untouched and undisturbed, may pose no real threat to the residents of the home, but depending on the materials found, the condition they are in, and the homeowners plans for renovations, if any, it may be advisable to have samples of the material tested and then removed if necessary.
Once the inspector has identified materials that may contain asbestos are present, you will be advised. The decision to proceed with testing is yours to make.
Please note: It is hazardous to disturb even small amounts of material that contain asbestos, as it is the airborne particles that pose a health risk. This is a process best left to someone knowledgeable in safe procedures, and properly equipped to obtain the sample safely.
