A pre-listing inspection covers all the major components and systems within the home, and is essentially identical in content to a conventional home inspection.  The major difference is that it is the seller who is commissioning the report.  The report is made available in both full detail and in a shorter, summary format that can be used as a handout, referenced in listings or on feature sheets.

A further feature of a pre-listing inspection is the ability for the seller to provide a copy of the inspection to a prospective buyer, and at the same time make them aware that the buyer can obtain their own “walk through” inspection with the same Peak Home Inspection inspector, who is already familiar with the home, that would focus on the items already identified and what if anything has changed since the initial inspection.  As this takes far less time, and does not include creating a second complete and comprehensive report, the buyers’ cost for this service can be significantly lower than a full inspection.

The seller commissioning the inspection is entitled to a 15% discount on their next inspection provided the home is within our service area.

The combination of a pre-listing inspection and a follow up buyers’ “ walk through” service provides a valuable marketing tool when selling a home.
