Strata Property Maintenance Planning

An Inspection Service designed to assist Strata Corporations and Managers to assess and plan maintenance required under the Corporations Bylaws.
The Process
With guidance from the Council or designated Committee Members, with regard to the exact scope of the inspection, Peak Home Inspection will complete a thorough visual inspection of all parts of the building that are the responsibility of the Strata Corporation to maintain and repair including such items as:
  • Roof coverings and flashings
  • Gutters and Downspouts
  • Stucco
  • Siding
  • Trim
  • Soffits and Fascias
  • Windows & Skylights
  • Caulking
  • Foundations where visible (Inside and Outside)
  • Chimneys, vents and other penetrations of the structure
  • Structure where visible (Inside & Outside)
  • Attics/Roof Spaces for leaks, mould and ventilation issues
  • Landscaping (only as it relates to drainage and impact on the structure and foun-dations)
The final scope would be dependent on the specific needs of the Strata, and could be expanded or contracted as required.

The Report

The computerized, written report package will include a detailed list of what was inspected, what could not be inspected and why, as well as a report of all findings for each unit complete with photos and recommendations for action to correct any deficiencies noted.  The report package will also include a summary spreadsheet that can be sorted by either Unit Number or Maintenance Item to assist in creat-ing scope documents for obtaining quotes to get the required maintenance work done, or establishing cost estimates for maintenance and contingency budget planning purposes.

The report package will also contain a listing of immediate maintenance requirements, such as gutter cleaning, re-caulking of windows and trim, re-painting, etc recommended for each unit or building.  It will also provide guidance with regard to remaining life of roof systems, and other preventative and longer term maintenance needs.

Subsequent inspection reports can be used by the Strata Corporation to establish a baseline for each area of maintenance responsibility, and for comparative purposes and to establish what changes/modifications may have been made by unit owners over time.

Maintenance Manual

As a final piece of the reporting package, Peak Home Inspection provides a generic “Strata Maintenance Manual” that outlines maintenance requirements and frequency of maintenance that will help the Strata Corporation develop a maintenance plan, budget, and records that should meet minimum maintenance requirements for their New Home Warranty Program.  The manual also contains maintenance information, sample forms, and documents that can be used or adapted in the planning and budgeting process.  Combined with the Reference Library embedded in the Reporting Package,  the Strata now has  powerful maintenance and planning tools at their disposal.
